A construction loan finances the completion of a new or self-build real estate project. It works differently from a traditional loan:
Progressive release of funds (in installments, depending on the progress of the work).
Shorter term (2 years on average for construction) + repayment period (15 to 30 years).
Interest rates are often slightly higher than a traditional mortgage (increased risk for the bank).
The funds are disbursed in conditional installments, generally:
Foundation installment (15-20%)
Watertight/Airtight installment (walls + roof, 30-40%) Finishing work installment (electricity, plumbing, 20-25%)
Completion installment (finishing, floors, painting, 10-15%)
An expert commissioned by the bank checks the progress before each release.
In addition to the standard documents (income, identity, etc.), you will need to provide:
A validated building permit.
Detailed plans of the project.
Quotes from the tradespeople/companies involved.
Proof of structural damage insurance (mandatory).
The construction contract (if you are using a builder).
Yes, but it depends on the bank:
Option 1: A single loan covering land and construction (rarer).
Option 2: Two separate loans (one for the land, one for the construction).
Tip: Have a down payment (10-20% minimum) to facilitate approval.
Minor overpayment: The bank may accept additional financing (if you have sufficient repayment capacity).
Significant overpayment: You may need to:
Find additional funds (savings, family assistance).
Modify your plan (reduce the size, choose less expensive materials).
Request a loan extension (subject to conditions).
